Given this adddition, the roof needed
further modi昀椀cations, including
additional insulation layers, which
achieved a new U-value of 0.15 W/m2K.
A 10-number solar panel array of 2.5 kW
was added to the southwest-facing roof
to o昀昀set operational energy demands.
In this phase, a total internal area of
52m2 was added to the 91m2 bungalow,
resulting in 143m2.
The second phase
In 2022 the property was further
extended by 54m2 via a 1.5-storey
structure replacing the adjoining
dilapidated garage. Mass timber was
chosen for several reasons. The ability
to pre-fabricate panels o昀昀-site allowed
for e昀케cient installation of windows and
doors, external zinc cladding, and other
components such as the wood 昀椀bre
insulation.
